From 1 July 1997, the installation of mains-powered smoke alarms became mandatory for all new residential buildings (or residential building extensions) within Perth and Western Australia. Since 1 October 2009 mains-powered smoke alarms must also be fitted in all existing residential buildings prior to the transfer of ownership, rent or hire.

Generally, smoke alarms need to be replaced every 10 years. The year of required replacement is usually listed on the inside of the cover.
Renting? It’s your landlord’s responsibility to check and replace your smoke alarms regularly, and you have the right to ask.
When your smoke alarm is making noises with no presence of smoke or fire, it’s usually low on battery power, has a fault or requires replacing. Don’t ignore it!
WA law requires photoelectric smoke alarms certified to Australian Standard AS 3786:2014. Ionisation alarms are no longer accepted because they’re slower to detect smouldering fires and prone to false alarms. Where mains power is available, the alarm must be hardwired with battery backup; sealed 10-year lithium units are only allowed where running wiring isn’t feasible, and that needs local council approval.
Mains-powered alarms are triggered when a home is newly built or significantly renovated since 1 July 1997, has changed ownership since 1 October 2009, or has been made available to rent or hire since 1 October 2009. If any of those apply, hardwired photoelectric alarms are required before sale, lease or hire.
No more than 10 years. Even a unit that still beeps on test has a sensor that degrades over time, so once it passes the date stamped on the back, it must be replaced. Damaged alarms and those that keep false-alarming should be swapped sooner.
For mains-powered alarms, yes. In WA, only a licensed electrical contractor can legally install or disconnect a hardwired smoke alarm. Stand-alone battery alarms can be fitted yourself, but having a licensed electrician confirm type, placement and compliance is the safe option, especially before selling or renting.
You need alarms in the corridors connected to bedrooms and on every storey, including levels without bedrooms. Homes built or majorly renovated since 1 May 2015 also need them interconnected so they all sound together. The exact count depends on your layout, which we confirm during the assessment.
Press and hold the test button for up to 10 seconds until it sounds, and do this monthly. On mains-powered alarms, the green light should be on; on battery units, the red light should blink every 40 to 60 seconds. Use a broom handle to reach high alarms, taking care not to knock the unit.

Yes. Landlords must ensure compliant, working photoelectric alarms are in place at the start of every tenancy and keep them maintained, with replacements as they age out. Non-compliance can mean fines and complications at lease or sale, which is why many landlords book a recurring check.
Smoke alarms should be installed on or near the ceiling, in hallways connected to bedrooms, on every storey, and along the main path of travel out of the home. They should be kept away from kitchens, bathrooms, air conditioners and fans where steam, cooking smoke or airflow can cause false alarms. Homes built or substantially renovated after 1 May 2015 generally need interconnected smoke alarms, so when one alarm detects smoke, every alarm sounds at the same time. Interconnection is also a smart upgrade for older homes because it gives everyone in the property more warning. We can install interconnected alarms using hardwired or wireless options, depending on your home.
Yes. If you are selling a residential property in WA, compliant smoke alarms must be installed before settlement. The alarms need to be the correct type, correctly positioned, less than ten years old, and hardwired to mains power where required. We can check your existing alarms and complete any upgrades needed before settlement.
Yes. If your smoke alarms are expired, faulty, damaged or no longer compliant, we can usually replace them during the same visit. Our electricians can check the manufacture date, test the existing wiring, confirm the right alarm type and install compliant photoelectric smoke alarms where needed.
Non-compliant smoke alarms can create safety risks and may cause issues when selling, renting or insuring your property.
